This low cost RICS Building Survey Report revealed a numebr of expensive problems that enabled the purchaser to save money on the purchase price of this Leicester property. An uneven flat roof and poor drainage arrangements was causing it to hold water. Damaged roof tiles were a problem as they had an unusual profile and obtaining replacements would be difficult. A warm air system alarmed our surveyors due to potential asbestos issues and. Leaking balcony surfaces were decaying the supporting decks. There were collapsed retaining walls and poor channel arrangements in drain chambers.
How are your Building and Structural Survey fees calculated?
Our fees are based on the size, age and complexity of the property and the amount of inspection and reporting work required. They are not based on the purchase price of the property.
Do the prices shown include VAT?
VAT may be applicable and, where chargeable, is added to the stated survey fee.
Are these fixed prices or guideline fees?
The fees shown are guideline fees for typical properties costing under £300,000. The final fee may vary depending on the property layout, construction type, condition and any specific concerns.
Are bungalows charged differently to houses?
No. Bungalows are charged at the same rates as houses of a comparable size.
What is included in the survey fee?
All surveys include a telephone discussion before and after the inspection, electronic delivery of the report, and the option for the client to attend the property at the end of the inspection by arrangement with the surveyor.
Does the fee include a valuation?
A valuation is not included as standard. Reports without a valuation are £50.00 less than the stated fee. A valuation can be added by agreement if required.
